Mediation in the sale of real estates

By engaging our agency, you will speed up the sale of your property due to the simple reason of the concentration of properties in our offer. Often, potential real estate buyers express interest in a certain property from our offer that they want to view, but they also want to view other similar properties from our offer, and then we offer them to view several properties from our current offer, so often buyers decide to buy a completely different property from the one for which they originally expressed interest. 

 

There are also cases where buyers are looking for a property in a specific neighborhood, street or building of a city, so for the sake of the breadth of our offer, it is always better to have more properties on offer in the exact neighborhood, street or building they are looking for. Perhaps, as an independent real estate seller, you will not have the opportunity to meet such potential real estate buyers.

 

If you want the mediation of our agency, we can offer you two types of mediation contracts. One type of contract is completely liberal, the so-called an open type of contract, by concluding which you do not lose your autonomy to sell your property independently, and you can also hire several authorized real estate brokers for the same job without any obstacles.

 

Another type of contract we conclude with our clients is an exclusive type contract according to which your real estate is brokered only by our agency, i.e. our clients then do not have the right to conclude a contract on the sale of the same real estate with other authorized real estate brokers. The brokerage fee that we contract with an exclusive brokerage contract is regularly lower than the one we contract with an open type contract on brokerage in the sale of real estate.

 

The conditions under which we operate are stated in our General Terms and Conditions, but in the mediation agreement we often enter into provisions that differ in some parts from the provisions of our General Mediation Terms and Conditions, and then during the mediation, what is agreed upon in the concrete concluded mediation agreement is applied.

 

The advice you will receive from us regarding your property, with which we will try to speed up the sale of the same, advice with which we will prepare you for negotiations with buyers, and especially advice during the purchase and sale procedure with the aim of your legal security from entering into pre-contracts and contracts on sale of your real estate, the buyer's payment of the agreed price of your real estate, right up to handing over your real estate to the buyer.
